The Village at Rio Rancho is a 65 acre, mixed-use development located in the greater Albuquerque metropolitan area in the City of Rio Rancho. When Geringer Capital acquired the raw land in 2005, it was encumbered with a large, natural arroyo traversing the property. Geringer Capital managed a multi-agency entitlement to re-route the natural arroyo into a concrete channel along the property’s border. Roughly half of the original 141 acres was sold to Presbyterian Hospital and the equity in the remaining land was syndicated. The channel has been constructed and final plans are underway for the development of a main-street lifestyle retail center anchored by a 12 screen multiplex and a fine foods grocer. The site is also being considered for hotel, medical office and multifamily uses.
