The Munchkin Building

In 2004 Geringer Capital teamed with local innovative baby product manufacturer Munchkin, Inc. on a build-to-suit for their corporate office and warehouse facility in North Hills, CA. Just over 136,000 square feet, the building is concrete tilt-up on a poured concrete slab and features 32 foot ceilings in the warehouse along with 11 dock high doors and 2 drive in doors. The interior decor earned the building the title 'Workplace of the Day' by the Wall Street Journal in June 2011.

The Munchkin building sits on a 20 acre parcel of land in North Hills, CA that was originally purchased as a distressed property in 1995. Geringer Capital purchased the first lien mortgage and foreclosed into title ownership. The buildings that existed at the time which were destroyed in the 1994 Northridge earthquake were removed, and the the Munchkin building, together with a Federal Express distribution facility, were constructed on the property.

The project was privately financed for construction, in addition to the capital resources available to Geringer Capital.
